2026 Proposed Property Taxes
The Proposed Property Tax Notice is mailed in mid-November each year. This notice is also known as the Truth in Taxation (TNT) Notice. It estimates the property tax due the following year.
Look up your property tax notice
View your notice and other tax related documents by going to Property Information Search. Find your property by address number or property identification number.
Proposed taxes may change
The estimated tax on the notice will likely be different from the final total. They may differ for any of the following reasons:
- Referendums could pass, increasing your tax.
- Property owners can file for a homestead if they own and occupy their homes by December 31.
- Taxing jurisdictions can lower their tax levy.
- Special assessments may be billed on the tax statement.
Attend the public meetings
State law requires the county, cities, school districts and some special districts to hold public meetings. The district will give a budget presentation and the public will have the opportunity to ask questions. See the meeting calendar to find out when and where they are being held.
The following are districts that don’t have to hold a meeting:
- Cities with a population under 500
- Townships
- Special taxing districts (housing and redevelopment authorities, city port authorities, hospital districts and watersheds)
Understanding your proposed tax notice
There are four main sections to the notice:
- Property Information: Details of the property including ownership, legal and property address
- Property Notice Summary: an outline of the valuation and taxation process. It is found on all three property notices. For more details go to the Value and Tax Timeline.
- Tax Breakdown and District Information: Shows an estimate of the property taxes attributed to different taxing districts. Compares the amounts for the current year and those proposed for next year. Provides meeting and contact information for districts.
- Supplemental Budget Information: A comparison of the current year levies and the proposed levies for the following year. Highlights the percent change for the county, cities and schools.

2026 Supplemental Budget Information
If you have questions about a taxing district's levy, contact them directly. A district's contact information is on the front page of your notice.
The county, city or school district can include a separate insert with the notices. This is not a requirement but is allowed under Minnesota law. The following are inserts included with this year's notice:
County tax facts
The following tax amounts are based on a residential homestead property with a median estimated market value of $384,800. If your property is classified or valued differently, then the amounts and percentages you see could be different.
Dakota County's property tax rate remains the lowest county tax rate in the metro area.

It is projected that a home in Dakota County will experience a 9.5 -percent increase in the county taxes. This is comparing the 2026 proposed property taxes to 2025.
On average, the county's share of property taxes is about 18 percent of a homeowner's total property tax bill.
The Dakota County portion of the 2026 proposed property taxes is on average $783. This is compared to a metro average of $1,210 in county tax. This assumes the same median valued home was located in different metro counties.
