Plats and Surveys

A plat is a survey of land which identifies the boundaries of the property and any easements, roadway and access rights-of-way. A recorded official plat is required for the subdivision of land into smaller lots where the purpose of the owner is to establish building lots and to dedicate highway rights-of-way, easements or parks.​

Options to drop-off plat mylars

  1. Drop off at the Surveyor's Office on the third floor of the Western Service Center, 14955 Galaxie Ave., Apple Valley 
  2. Mail to the following address by U.S. Mail, UPS or FedEx:

Dakota County no longer requires copies for recording plat mylars.  Only one “OFFICIAL PLAT" mylar is required. ​​

Plat review

All proposed plats are submitted to the County Surveyor’s Office by private surveyors or private surveying companies.  Prior to recording, plats are reviewed by the County Surveyor’s Office in accordance to Minnesota Statutes 505 & Minnesota Statue 508.

Manual of Guidelines for Platting Minnesota should be used as a guideline to assist land surveyors in the preparation and review of Subdivision Plats and Registered Land Surveys.  Any questions regarding plat reviews in Dakota County, contact the County Surveyor's Office at 952-891-7087.

Plat Commission review

Only plats contiguous to County Roads are subject to another review by the Plat Commission.
